Moisture Control for Orlando Homes, Slab and Crawl Space
Most Central Florida homes are built on a slab, so the moisture problems here do not look like the ones in the rest of the country. There is no basement to dry out. What we find instead is humidity that never leaves, an air handler dumping condensate somewhere it should not, ductwork sweating in a hot attic, a slow supply-line leak under the slab, irrigation soaking one wall every morning, and grade that sends roof runoff back toward the foundation instead of away from it.
Crawl spaces do exist in the Orlando area. Older bungalows around downtown, Winter Park and College Park, lake houses on piers, and manufactured homes all sit over one, and in a Florida summer a vented crawl space can be the wettest place on the property, because humid outside air hits cool sub-floor surfaces and condenses on them.
Why it matters beyond comfort
Sustained moisture is what turns an ordinary house into a pest problem. Wood-decay fungi need it. Subterranean termites need it. Carpenter ants excavate wet wood and leave sound wood alone. Springtails, silverfish, millipedes and roaches all key on it. Correcting moisture is often the cheapest pest control there is, and it is usually the reason a treatment did not hold last time.
What Correction Actually Involves
- Finding the source first. Moisture meter readings on sub-floor and framing, checking the AC condensate line and pan, the water heater, bath traps and shower pans, and the exterior grade and downspouts.
- Crawl space vapour barrier. Reinforced liner over the soil so ground moisture stops evaporating into the sub-floor.
- Crawl space dehumidification and, where it is the right call for the structure, sealing and conditioning the space rather than venting it.
- Crawl space clean-out, including removing debris, fallen insulation and anything cellulose that has been sitting on damp soil.
- Drainage and grading work: extending downspouts, correcting the slope at the foundation, and dealing with the low corner that holds water after every storm.
- Borate wood treatment on exposed framing, which protects against decay fungi and wood-destroying insects at the same time.
- Mold remediation where growth has already taken hold.
This work also matters at closing. Moisture, decay and fungal growth are reportable on a Florida WDO report, and a finding will hold up a transaction until it is corrected.
